Our Services include
* The latest Computer Software packages for prompt monthly accounting and deposits to your account.
* Regular inspections of your property and these are followed by a written report keeping you informed of all matters relating to your property

* All agents as well as Property Owners are obliged to act within the guidelines of the various Acts of Parliment relating to renting Residential property including the Residential Tenancies Act, Auctioneers and Agents Act, Rental Bond Act, Racial Discrimination Act, The Privacy Act, etc, and our property manager is of course, conversant with these Acts and will be acting in your best interests, both legally and ethically in all matters concerning your property.
* Our management agreement has options for you indicate your wishes regarding maintenance payments, rates payments, etc. We do like to point out to owners, that if you have Chris Couper & Associates pay all acounts associated with your property, all of the expenses you have incurred throughout the year, will appear on your end of Financial Year Statement thus giving you one complete document to pass onto your accountant or use yourself for compiling your own tax returns.
Our Management Plan
HOW DO WE PAY AND HOW OFTEN?
* Our normal disbursement of Lessors funds is done once monthly by electronic funds transfer directly to your account.
* If you prefer a cheque payment this is done on a once a month basis at the end of the month and posted to you with your monthly statement.
* A detailed Statement of Account is posted monthly summarizing your income and outgoings.
* Your Annual Financial Statement is mailed to you with your end of June monthly statement. You or your accountant will find this statement of great assistance for your taxation requirements.
TENANT SELECTION
We have a wide range of properties available and rentals range from $270.00 per week to $700.00 per week for a luxury waterfront home. We carry out the same extensive check for all tenants no matter what the amount of the rental. In fact we now manage properties for previous tenants, (who have now become lessors) as they were impressed by the amount of information we required and the extent of our checking of references, as well as our inspection and maintenance procedures while they were themselves tenants.
We have an extensive checking system when selecting tenants. Prospective tenants must complete a comprehensive application, provide sufficent identifcation to complete a 100 point indentification checklist (similar to opening a bank account). We then check on present and previous rental and employment history, as well as checking on any references provided.
We are members of the Tenancy Information Centre of Australasia (TICA). This bureau provides us with an Australian, New Zealand and UK wide Tenancy Information Service giving us access to information on any adverse previous records of prospective tenants. Each and every tenant is checked with this service to ensure there is no previous bad history recorded.
LEASE & BOND FORMS AND BOND LODGEMENT
Our new Tenancy Agreement forms are in the form approved by the Real Estate Institute Of Queensland. These forms provided a comprehensive list of clauses and conditions of the lease agreement to protect your interests and of course the property. There are additional clauses contained in this agreement that do not appear in the Residential Tenancy Authority form which offer further protection for you.
We attend to all of the necessary paperwork to comply with the requirements of the Rental Bond Act, including collection and lodgement of the Bond and of course at the end of the tenancy, inspecting the property before releasing the Bond back to the tenant.
INSPECTIONS
We carry out regular quarterly inspections of your property. (This is the maximum allowable under the Residential Tenancies Act.)
At the beginning of a Management we complete a detailed condition report of the property, including taking photographs of the property for our file. These give Chris Couper and Associates a record of the condition of the property at the beginning of the leasing term. We update the condition report at every move-in and move-out.
Our routine inspections ensure that we are able to check on the overall condition of the property on a regular basis. We complete a report following these inspections to keep you up to date with any changes you should be aware of. We will advise if we can for see any maintenance expenditure that may be coming up or if there are any minor repairs the tenant has not advised us of, we will recommend that these items be attended to immediately so they do not grow into major repairs!
We have a team of Tradesmen and General Maintenance people whom we use on a regular basis and you can be assured we monitor their charges to try to keep costs to a minimum. Should you have your own preferred tradespeople, we are happy to co-ordinate with them on your behalf. (Please ensure your own tradespeople have adequate Public Liability Insurance).
We also inspect the property at the end of every lease, and are both thorough and strict which is an advantage to both our landlords and incoming tenants. The Bond will not be released until the property is the same clean and tidy condition as the incoming condition.
REVIEWS
It is always our intention to maximise the return on your property! We constantly monitor the rental market and we will contact you prior to renewing a lease to personally discuss the options available and any possibility of increasing the return on your property.
INSURANCE
We cannot stress enough the importance of adequate Landlord Protection Insurance for all rental properties. The items covered in these policies are not covered in your normal household insurance policy and are specifically designed for rental properties. We highly recommend "Landlord Protection Insurance" to all landlords.
We include information on various Landlord Protection policies available. Please take some time to read through these. We would appreciate it if you could also complete your building insurance as well as Public Liability Insurance (mandatory) details on the Management Agreement. We have had emergency situations where we have been unable to contact owners to find out who is their Insurer, for authorisation of repairs, etc. This has led to additional costs in the final claim caused by delays in authority to begin work.
These premiums are FULLY TAX DEDUCTABLE, please ask if you would like more information.
